Trade Onboarding & Shop Drawing Alignment
- Specification Review: We review CAD drawings, material schedules, and 3D renderings to assess structural feasibility and millwork joinery.
- Technical Shop Drawings: 1:1 cross-section shop drawings are submitted for designer sign-off prior to releasing orders into production.
- Transparent Costing: Itemized quotations clearly separate factory fabrication estimates from the flat 10% operational coordination fee.
Finish Approvals & Material Conditioning
- Physical Swatches: Leather grades, textile cuts, wood finishes (matte sheens), and stone samples are provided for physical verification.
- Moisture Content Control: Solid wood and veneer substrates undergo specialized kiln-drying (targeting 8%–10% EMC) to minimize natural expansion/contraction under North American climate conditioning.
- Sample Credit Policy: Swatch package deposits are credited directly toward your final project order upon contract execution.
Milestone Invoicing & Pre-Shipment Settlement (50/50)
- 50% Production Deposit: Released upon formal 1:1 shop drawing and material spec approval to secure raw materials and reserve factory line capacity.
- 50% Pre-Shipment Balance (100% Settled Before Departure): Invoiced only after factory trial assemblies and HD video QC inspection reports are digitally approved by your team. All project balances must be 100% cleared prior to export container loading and vessel departure.

Corporate Invoicing: Invoiced formally via Anniora Living Inc., supporting commercial wire transfers, USD/CAD settlements, and standard business tax accounting.
Quality Control & Pre-Shipment Digital Check
- Trial Pre-Assembly: Custom modular joinery, select complex sectionals, and bespoke storage units undergo factory test assemblies to verify seam fits and hardware operability.
- Digital Sign-Off: High-resolution photos and video walkthroughs are shared for client review before items are released to export packing.

Export Packaging & Coordinated Freight
- Transit Protection: Products are packaged with multi-layer foam, edge protectors, and non-fumigation plywood crating designed for ocean freight.
- Cargo Insurance & Logistics: Marine cargo insurance is coordinated for transit stages. Ocean freight and customs clearance are passed through based on carrier invoices.
White-Glove Delivery & Lifecycle Maintenance Support
- White-Glove Placement: Local delivery partners facilitate room-of-choice placement, uncrating, basic assembly, and complete debris removal.
- 1-Year Limited Structural Warranty: Covers manufacturing defects under normal commercial/residential use, with complimentary touch-up materials supplied upon installation.
- Lifetime Maintenance & Paid Component Support: Post-warranty repairs, leather reconditioning, and hardware/part replacements are continuously supported through local technicians and direct factory supply on a transparent, fee-for-service basis.
* Trade Notice & Disclaimer: Natural materials (solid wood, marble, top-grain leather) inherently feature unique grain, texture variations, and natural acclimation characteristics. Standard manufacturing tolerances apply across all upholstered and custom millwork elements. Standard 1-year limited warranty excludes normal wear, tear, or environmental misuse. Long-term repairs and spare parts are provided on a fee-for-service basis. Complete terms, lead-time estimates, and logistics arrangements are formally detailed in individual project purchase agreements.
